Minimum requirements:
- BA in Accounting or Finance
- Minimum of two years Yardi Voyager experience
- Experience with CAM reconciliations
- Experience with reading, interpreting, and extracting accounting information from tenant leases
- Minimum of five years of Commercial Real Estate Experience
- Minimum of three years in a staff accountant role, two years in a senior accountant role
- Strong communication skills (verbal and written)
- Self- starter and able to work under little supervision
- Ad hoc projects as requested by management
- Advanced analytical skills
- Team player
Tasks:
- Month – end close duties
- Various balance sheet account reconciliations (Bank – Cash/Operating, Mortgage statements & escrow, security deposits, prepaid rents, Rent Roll, etc.)
- Financial Statements (preparation, creation, and review)
- Balance sheet
- Income statement/cash flow statement
- Separate cash flow statement for Owner (separate from report generated from Yardi)
- Rent roll
- Aging report
- Journal Entries
- Vacancies/uncollected
- Adjustments
- General ledger review of income and expense accounts for reasonableness
Treasury/Lender duties:
- Positive pay uploads and exceptions (Bank of America)
- Funding distributions/contributions to/from California office
- Correspond with lenders on trigger events
- Reserve requests to lenders
- Send quarterly financial reports to lenders
- New loan and refinance journal entries in Yardi
- Quarterly update of mortgage loan summary tracker (submission to California Director of Finance, as well)
- Accounts Payable duties
- Reviewing invoices – provide coding if necessary
- Committing payables in Yardi to be paid
- Voiding checks in Yardi
- Accounts Receivable duties
- Process utility billbacks invoices to tenants
- Report cash receipts to Property managers
- Creating/reverse charges on tenant ledgers
Taxes:
- Maintain property tax schedule
- File local business property tax returns for multiple properties
- Book Depreciation Journal Entries at year – end in Yardi (California Accounting Manager to provide Tax Year end workbooks to Accounting staff for entries)
- Monthly AZ Taxes of Revenue
- Payment of taxes for properties without loan escrows
Lease Administration:
- Reviewing Leases
- Entering new leases and renewals into Yardi
- Terminating leases and process move – out accounting journal entries in Yardi
- Expansion and assignment adjustments in Yardi
Budget Administration:
- Entering new budgets into Yardi
- Collaborate with Asset Managers on income/expense budget accounts for upcoming budget season
- Collaborate with Facility Managers on CAPX projects for upcoming budget season
- Creating NNN rates
- Follow up with tenants questioning their new rate
- CAM expense reconciliation
- Creation
- Follow up with tenants questioning their reconciliation
Other duties:
- Maintain business license renewals
- Process ad hoc Journal entries – reclasses, adjustments, etc.
- Calculation of management fees
- Collaborate with Asset Managers concerning tenant issues and leases
