Title: Facilities Maintenance Leader

What You’ll Be Responsible For
The Facilities Maintenance Leader oversees the daily functioning, upkeep, and dependability of mechanical and utility systems across the site. This includes multiple chiller units, steam system components, air compressors, along with associated pumps, tanks, and supporting infrastructure. The position is accountable for ensuring operations and maintenance (O&M) activities are carried out safely across several active work zones, while also contributing to major outage events, construction coordination, and commissioning processes.
This position includes on-call duties and may involve working different shifts, including weekends.
Key Responsibilities
Chiller Systems Operations & Maintenance:
- Direct the operation, preventive servicing, troubleshooting, and repair of multiple chiller systems, including Resin, Buckeye, Comfort, and Plant chillers.
- Assist with lift planning, equipment delivery logistics, outage scheduling, and sequencing of mechanical installations for new chiller equipment.
- Verify proper functionality of all related systems such as pumps, glycol loops, piping networks, and control systems; maintain accurate records for refrigerant handling and disposal procedures.
Steam System Operations & Maintenance
- Oversee the operation, maintenance, troubleshooting, and repair of upgraded steam plant equipment.
- Ensure steam pressure and quality consistently meet required customer specifications.
- Coordinate outage activities for the steam system, including planning and scheduling shutdowns.
Air Compressors & Utility Systems
- Supervise the operation as well as preventive and corrective maintenance of air compressors and their associated pneumatic distribution systems that support both plant operations and mechanical equipment.
Control Systems & Monitoring
- Assist with the rollout and ongoing monitoring of OBEM-enabled systems following completion of control system integration.
- Ensure operational metrics, alarms, and system performance indicators are continuously monitored and addressed in a timely manner.
Team Leadership & Client Coordination
- Lead and manage a team of multi-skilled O&M technicians while coordinating closely with the client, JCI personnel, and subcontractors on daily operations and safety-sensitive tasks.
- Facilitate troubleshooting discussions, system walkdowns, lockout/tagout reviews, and readiness evaluations (such as chiller lift inspections and glycol capacity assessments).
- Provide clear communication to stakeholders and management regarding site conditions, limitations, delays, and operational risks.
Safety, Compliance & Documentation
- Ensure adherence to all site safety standards, environmental regulations, and contractor coordination protocols (including excavation approvals and permit-to-work systems).
- Maintain comprehensive O&M documentation, including operational logs, outage schedules, equipment records, refrigerant removal documentation, and updated mechanical drawings.
Qualifications
Required:
- Minimum of 5 years of experience in operations and maintenance involving mechanical systems, HVAC, industrial chillers, or utility systems
- Strong technical knowledge of BAS/BMS platforms, pumping systems, steam systems, and piping configurations
- Demonstrated experience leading O&M teams within industrial or large-scale facility environments
- EPA Section 608 Certification
Preferred:
- Background supporting large-scale utility outage events
- Ohio Boiler & Pressure Vessel Operator License
- Experience working with Allen Bradley SLC PLC systems
- Familiarity with Ignition SCADA/HMI platforms
- Experience utilizing Johnson Controls Open Blue (OBEM) systems
