This role develops comprehensive sourcing work packages, manages general contractor and specialty contractor selections, procures back-of-house (BOH) equipment, and oversees all construction-related purchasing required for destination development.
The ideal candidate has deep experience in sourcing for construction, engineering, or capital development projects, with strong commercial, technical, and analytical capabilities—especially related to construction bid leveling and procurement across Division 16 categories.
Strategic Sourcing & Procurement
- Develop and execute sourcing strategies for all construction-related services, including general contractors, subcontractors, engineering firms, and construction management providers.
- Build detailed scopes of work and bid packages aligned with construction standards, including cost breakdowns and Division 16–aligned bid leveling structures (Electrical, Power Distribution, Communications, controls, etc.).
- Lead full RFP cycles—drafting, issuing, managing Q&A, conducting pre-bid meetings, and analyzing responses.
- Perform detailed bid leveling, including evaluation of general contractors, specialty trades, BOH equipment suppliers, and Division 16 electrical categories.
- Select vendors based on commercial competitiveness, technical compliance, capabilities, schedule adherence, and stakeholder alignment.
- Procure BOH equipment, utilities infrastructure, electrical and mechanical systems, long-lead items, and all materials required for construction execution.
Negotiation, Contracting & Commercial Management
- Lead negotiations of pricing, schedules, commercial terms, and terms & conditions with contractors and suppliers.
- Work with Legal to formalize contracts, manage risks, and strengthen commercial protections.
- Support development of contracting strategies (lump sum, unit rate, design-build, CM-at-risk, etc.).
Vendor & Supplier Management
- Manage vendor performance throughout project execution, ensuring compliance with contract scope, quality, schedule, and safety requirements.
- Lead change order management, including scope validation, pricing review, negotiation, and approval workflows.
- Conduct supplier performance evaluations and drive corrective actions when necessary.
- Maintain a robust preferred supplier network with strong capabilities in Caribbean construction environments.
Project Collaboration & Execution Alignment
- Partner closely with construction management, development, engineering, architecture, logistics, and finance teams to align sourcing strategies with project scopes and delivery timelines.
- Support cost estimation, budgeting, and capital planning for destination development.
- Align sourcing and contract awards with master project schedules, procurement milestones, and logistics constraints.
- Coordinate with ocean carriers, freight forwarders, and supply chain for shipment and delivery of materials and equipment to Caribbean destinations.
Risk, Compliance & Market Intelligence
- Conduct due diligence on contractors and suppliers, including financial capacity, safety performance, and regional compliance.
- Ensure all procurement activities meet regulatory, environmental, sustainability, and company policy requirements.
- Monitor market dynamics, commodity cost trends, labor availability, and construction pricing—particularly across Caribbean markets.
Qualifications Required
- Bachelor's degree in Supply Chain, Construction Management, Engineering, Business, or a related field.
- 5–8+ years of experience in strategic sourcing for construction, capital projects, or large-scale development.
- Strong experience running RFPs, conducting bid leveling, and evaluating proposals across construction trades—including Division 16 procurement categories (electrical systems, equipment, power distribution, lighting, communications, etc.).
- Proven ability to source general contractors, specialty contractors, and construction management services.
- Demonstrated success negotiating contracts, commercial terms, and managing change orders.
- Strong supplier performance management and vendor relationship skills.
- Experience working in multi-country or island development environments.
