Skillset / Experience:
INSPYR Solutions is seeking an experienced Senior Project Manager with 5–7 years of experience, based in the Houston area, to support a growing pipeline of construction projects. This role will involve a mix of field work and in-office meetings as needed, overseeing project execution and ensuring timelines and budgets are met. This opportunity is open due to increased project volume and company growth.
- Coordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, sub-contractors and laborers.
- Planning and directing the operations required for the completion of assigned projects within budget, customer requirements and timelines.
- Collaborating with field superintendents to provide labor projections and requirements for assigned projects.
- Inspecting work in progress to ensure workmanship conforms to specifications and adherence to construction schedules per assigned projects.
- Preparing billing projections for assigned construction projects based upon project completion and schedule of values.
- Complete detailed estimates for project related changes, as necessary for projects actively managing. Estimates are to include detailed take-offs, accounting for all materials, equipment, labor, and subcontractors.
- Participate in Estimating-to-Project Management handoff meetings, reviewing information conveyed from estimating team for completeness, ensuring it is sufficient to take ownership of project for performance.
- Review estimates packages at time of project hand-offs, confirming accuracy and full project scope coverage.
- Review contract documents, identifying scope of work and any project specific requirements.
- Formulate project budgets from review of contract documents and estimate packages, accounting for all projected material, equipment, subcontractor, and other costs, organized and separated as necessary for ongoing project tracking.
- Orchestrate and oversee submittal process, reviewing vendor and subcontractor submittals for accuracy and completeness, and addressing engineer's comments.
- Oversee project equipment and material buyouts, ensuring timely processing of long lead items.
- Schedule and lead project "kick-off" meetings prior to commencement of on-site work, involving appropriate office and field personnel, conveying project specific information to appropriate department and field lead personnel.
- Schedule and lead internal project planning, coordination, progress, and close-out meetings as required for successful performance of projects, distributing associated documentation to all relevant parties as appropriate.
- Continuously evaluate job labor, material, subcontractor, and other costs throughout projects, ensuring conformance to budget and eventual profitable completion.
- Appropriately address variances when they present themselves.
- Continuously evaluate job progress throughout projects, ensuring conformance to project milestones and completion dates.
- Identify conditions and/or events that affect our scope of work and profitability, and document associated actions taken to mitigate such conditions and/or events and price changes were applicable.
- Participate in monthly cost-to-complete meetings, presenting project progress and remaining cost information for review by the project management team.
- Prepare project invoices/billings monthly for each project, or at intervals otherwise specified by project specific billing requirements if other than monthly.
- Ability to visit individual job/project sites to review progress and scope of work.
- Assures that contractual obligation have been met and that all documents are submitted.
- Adherent to Safety Best Practices
- Maintain strict adherence to the budgetary guidelines, quality and safety standards.
- Identify the elements of project design and construction likely to give rise to disputes and claims.
- Responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.
EDUCATION, EXPERIENCE and/or CERTIFICATES, LICENSES, REGISTRATIONS
- 5 years’ minimum experience in project management in commercial construction
- Supervised projects in the $2,000,000 to $10,000,000.00 range
- Must have supervisory skills to plan, direct, organize, and control the activities of others with limited supervision
- Must be highly organized, detail oriented
- Thorough knowledge of construction processes and management techniques
- Knowledge of HVAC systems, ductwork, piping and controls
- Ability to read and interpret Construction Documents, Plans and Specifications
- Good interpersonal skills
- Effective communication skills (written and oral)
- Proficiency in Microsoft Excel and Word
- Knowledge of COINs ERP a plus but not mandatory
- OSHA 30-hour training preferred
